John and Christine make this spot top rate. Drinks and meals in main building. Chalets are private, modern, very comfortable and clean. A great place to stay. Dinner and breakfast excellent. Some might say a little out of the way (they will pick you up and drop you off by prior arrangement) but for me it is well worthwhile.

Stayed in Swan House while walking the Coast to Coast in September 2012. Chalets are clean, lovely self contained with very nice shower and heater if you need it. From my initial e-mail to Christine/John, to pickup/drop off on route usually BP garage (in my case Bluebell Inn by prior arrangement) very friendly welcome from our host Christine, usual standard cooked breakfast but had a really nice packed lunch once Christine had dropped a few of us off back on route. I am hoping to stop there again when I come back to do Roseberry Topping next year and can recommend.

I stayed at Swan House in September 2012 and can heartily recommend it.
The standard of the accommodation provides excellent value. Nothing is too much trouble for the proprietors, who cater for individual walkers needs.

Swan House made us very welcome.Very comfortable room ,beautiful bed linen and large,fluffy towels.By prior arrangement ,the owner Christine, cooked an ideal walker's dinner of roast and fruit pie.Very good value food and drinks.The transporting arrangements worked really well and there is good mobile phone reception from the BP garage at Ingleby.

I stayed at the swan house while doing the coast to coast walk in June 2011 , the staff were very friendly and professional,food was top notch , and the rooms were well 10out 10 there !!
This was in my eyes the best b&b on the route that I stayed in

I would thoroughly recommend Swan House for both C2C walkers and other tourists, Christine really is the perfect host, nothing is too much trouble. Very clean and comfortable rooms and lovely meals. You must try for yourselves

Christine and John were very friendly and accommodating. The accommodation was clean and by comparison presentd to a very high specification.
My daughter and I had our evening meal at Swan House (a full home cooked roast dinner - superb), with a few glass' of wine.
Christine collected us from the BP Garage and returned us their the following morning, and every thing was done to suit our requirements and timesacles.
It was the second best stay we had on our 10 night trip. Excellent.

I had a lovely nights stay here, highly recommended! Swan house is a little off the trail (less than a mile) and the owner was happy to pick us up from the trail and drop us there the next morning. The accommodation was fantastic with big en suite rooms and even fluffy dressing gowns and a foot spa provided, perfect after a long day. We were cooked a lovely evening meal in the dining room which also had a very large TV and a pool table. Overall a very comfy and relaxed night.

Although not directly on the route, Swan House was a fantastic little find and we had a very welcoming and relaxing night's stay. About 1 mile off the route, the very nice landlady (typically friendly North-eastern lass) will pick you up at the BP garage and drop you back there the next morning to continue your walk. Converted from a public house, with the addition of modern and spacious rooms to the side, it was the nicest and best value accommodation that we had had on the C2C walk. We had a delicious and homely meal in the evening, and in the morning I had the best bacon sandwich I had had on the trip. The landlady will take you down to the local pub for a meal, but to be honest I wouldn't bother. The original bar area has been converted to a resident's lounge and breakfast room. Retaining many of the original bar features and with a 50 inch TV and pool table, it is perfect for a small group of 6 - 8 people.
Should I participate in a second C2C walk I will make it my business to stay at Swan House.
